Yes Achieved We ensure that any significant changes, including tenant’s alterations, will not impact the EPC in a negative way. Requirement to this effect included in new lettings. Ongoing
We have identified 24 buildings that account for 80% of the energy used across our portfolio. We have set improved operational targets on 14 properties and a savings target of 5% on 10 smaller buildings with a savings target of 3%. A further energy reduction target of 5% has been set for the leisure fund. No 4 buildings sold. On data available to 25 Feb Electricity reduced by 3% and Gas use reduced by 2% wiith and overall reduction of 2.4% in CO2. Exceptionally cold weather in January and December 2010 made this absolute target difficult to achieve. Leisure Fund electricity reduction of 5% achieved.
Setting Standards for our Occupiers – Legal & General Property will work with managing agents to adopt the Green Lease principles across all service charge properties in collaboration with occupiers. Yes Achieved LGP launched the Sustainability Guide for Office Occupiers in January 2010 as part of the wider engagement programme. Sustainability Guides for Leisure and Retail to be published.
We have a three year programme in place to achieve ISO 14001 accreditation across all of our directly managed properties and a target to achieve this for 40 assets in 2010. Yes Achieved A total of 100 service charge managed properties will be accredited to ISO 104001.Environmental Management Schemes have been prepared for the remaining 40 assets prior to audit which is arranged for December.
Ensure that all properties which have already achieved ISO 14001 verification maintain the standard through audits. Yes Achieved All properties previously certified have been re-certified.
We will benchmark Legal & General Property′s funds and agree a sustainable improvement plan going forward. Yes Achieved Data for selected properties has been contributed to IPD. London property data provided for BBP benchmarking. Learning from prior studies incorporated into Sustainability plans.
We will monitor the environmental credentials of third party suppliers and encourage a carbon reduction awareness strategy amongst high carbon users. Yes Achieved Our managing agents have been engaging supplier throughout the year. King Sturge have updated the carbon footprint information for major suppliers. About half have responded so far.
